We believe to better serve your needs everyone on the team needs to know what your needs are. Our method of operation is to disseminate information by using written plans, specifications and job forecasts. We keep a job folder in the office and one stays on the job site (or with job supervisor if necessary) with all of the information needed to complete the job as agreed. The job site folder has notebook paper in it so the owners, employees or subcontractors can leave notes for better communication.
The following is a check-list to help you understand the process of adding a room addition, remodeling or finishing a basement.
1. Pre-Planning Meeting: On the first appointment I’ll review your goals. This will include your plan, budget and time frame, so we know the parameters of the project. This appointment also allows you a chance to get to know us and ask questions.
2. Conceptual Plans and Proposal: On the second or third meeting we will make any changes needed, so we can give you a final price to complete the project.
3. Finalize the Plan and Price: On the second or third meeting we will make any changes and finalize the details, so we can give you a final price to complete the project.
4. Contract Signing: After contract, right of rescission is signed and a deposit is collected. We will then order material, finalize the construction forecast and obtain any building permits that are needed so we can proceed.
5. Start Construction: On our projects we will have a pre-construction meeting with you and our staff. After we start the project, any changes that involve price will be accompanied with a change order.
6. During Construction: We will take the necessary steps to stay out of your living space. We’ll use all reasonable means to keep the dust and debris out of your living space. We will include a separate line item on our proposal to have a professional cleaning service come in after construction if it is necessary. Understand that any changes you make during the construction may change the original forecasted date to finish.
7. Required Construction Meetings: J.D. Coussens Inc. uses email and the telephone for weekly updates on the project. On occasion it may be necessary to meet and go over a change so there are no misunderstandings.
8. Final construction punch list: Our goal is to take care of any discrepancies during construction, not at the end. If we have missed any items they can be corrected under our one year warranty.
